What is inside the building blocks

Each building block has pages that answer individual questions in detail, plus the modules you can book separately: guest hub, arrival radar, daily briefing, enquiry agent, guest registration and tourist tax, door code, cleaning plan. If you want to settle exactly one of these questions, the shortest way is through these pages.

Direct booking website

  • WordPress relaunchIs your hotel website running on WordPress, has it become slow or does it break after updates? We move content, addresses and rankings to a system that gets by without plugins.
  • Booking flow and paymentFrom travel dates to a paid booking in three steps, on your own site, with card, Apple Pay, Google Pay or bank transfer.
  • Structured data and AI searchGuests increasingly ask ChatGPT, Perplexity or Google’s AI overviews. For your house to be described correctly there, the website needs machine-readable facts.
  • Technical checkWe measure load time, booking path and structured data of your website and tell you what is costing bookings. Free, and a sales conversation is not a condition.
  • Enquiry agentAn enquiry by email or form is read, availability is checked, a personal offer with a booking link is written and followed up after two days. In the guest’s language and the tone of your house, with your approval for as long as you want it.
  • Pre-arrival extrasThree days before arrival the guest gets a message with what would improve their stay: later check-out, breakfast, parking, sauna, flowers. They book with one click, the booking lands in your system, the money in your account.

AI concierge

  • WhatsApp for guestsMessages before arrival, answers during the stay and an invitation to the next direct booking, where your guests are already writing.
  • EU AI ActChatbots, automatic emails, AI images: what the EU AI Act requires of hotels and hosts from August 2026, and how we implement it.
  • Digital guest hubWi-Fi, breakfast, check-out, directions, surroundings and house rules on the guest’s own phone, in their language, with the AI concierge as a chat behind it. No device in the room, no folder that goes out of date.
  • Arrival radarThe evening before arrival, the system checks weather warnings for your location and only gets in touch when something is due: storm, snowfall, black ice. The guest gets a short message with what they need to know.
  • Daily briefingEvery morning at half past six, a message to the team: arrivals, departures, special requests, occasions, open questions from the night and the weather. Put together from bookings and conversations, not from memory.
  • Guest boardA board in the entrance or breakfast room, framed by a carpenter, with an e-ink surface that looks like paper: weather, lifts, events today, breakfast times, Wi-Fi and the QR code to the guest hub. No glare, no fan, no touch.

Channel manager integration

  • Smoobu integrationDo you manage your holiday apartments with Smoobu? We build your own website that shows availability and prices straight from Smoobu and writes bookings back to it.
  • Lodgify integrationKeep Lodgify as your channel manager and still have your own fast website with your design, your content and direct booking.
  • Guest data and returning guestsWhoever books through a portal is first of all the portal’s customer. With your own guest data and clean consent, a guest becomes a returning guest who books direct next time.
  • Returning-guest invitationsFirst snow, Easter holidays, autumn: on occasions that suit your house, former guests who have consented get a personal message with free dates and the link to book direct. Rarely, with a reason, without a platform.

Self check-in

  • Guest registration and tourist taxThe guest fills in the registration form on their phone before arrival and signs. The tourist tax is calculated per municipality and summarised for settlement. No form at the kitchen table, no late reporting at the end of the month.
  • Keyless check-inA separate door code for every booking, valid from check-in time, expired at check-out. It reaches the guest at the right time once the registration form is complete. No key safe with the code from 2021.
  • Cleaning planThe week’s cleaning plan comes out of departures and arrivals. The cleaner gets it on their phone, confirms each apartment with a photo and reports damage and missing linen. You see what is done before the guest arrives.

What happens by itself on an ordinary Tuesday.

Guests know what to expect before they leave

Only an official warning for the arrival day triggers a message, with the house’s own notes.

Check-in without a handover

As soon as the registration form is signed, the guest receives a code that is valid for the booked period only.

Frequently asked questions about the services

Can we start with one building block?

Yes, and that is the usual route. Most houses start with the direct booking website, because that is where the revenue is made. The AI concierge and further channels can be added later without rebuilding the website.

What do the three building blocks cost together?

The Host package starts at 4,900 euros one-off and 149 euros a month, the House package for hotels at 18,000 euros. The AI concierge starts at 5,000 euros set-up. The channel manager integration is included in both packages for one system. Modules such as guest hub, arrival radar or guest registration are added from 29 euros a month, with set-up from 900 euros per module.

Which systems do you connect?

Any with an open interface, including Smoobu, Lodgify, Beds24, Hostaway, Apaleo and Mews. If your system has no documented interface, we tell you before the quote instead of building a workaround that breaks with the next update.

How long does a project take?

Six to ten weeks for a house with a clear room structure: two weeks of concept and content, three to five weeks of build and integration, one week of testing and training. Many rates, packages and seasonal rules extend the testing phase, not the design.

What happens to our existing website?

Every previous address gets a permanent redirect to its new place, so rankings and links are kept. Before launch we compare the old structure with the new one, afterwards we watch Search Console.
